Portfolio

At the moment, the portfolio of the sub-fund Arete Invest CEE II comprises land covering an area of 400 thousant m² and an 81 thousand m² leasable area consisting of industrial and logistic complexes. The current occupancy rate in the portfolio is 100 %. The value of these assets exceeds 54 million EUR, and we expect its further growth – not only owing to the new acquisitions of industrial real estate, but also to the further development of the existing portfolio within the planned development in expansion lands.

The structure of our lessees is diverse, which contributes to the good diversification of the portfolio – less than half of it is used by companies involved in logistic and warehousing, a quarter is used in the retail clothing business, one fifth in the car industry and the rest is used in other industrial businesses.

We offer an attractive annual return of 11% p.a. Interim distributions are carried out on quarterly basis.

Portfolio and respective acquisition strategy consists of income-generated assets only. *

Our fund has proven track record – investment cycle of subfund CEE completed with succesfull exit and currently in process of legal closing.

About us

We are a growing transparent fund focused on investment in completed and already-leased commercial real estate generating regular revenues in the form of rent: manufacturing and logistic parks and business centers or administrative buildings. We proactively focus on real estate whose construction has already been completed and which has a stable structure of lessees that can be appraised. We work in the region of the Czech Republic and Slovakia. Our primary objective is to maintain the value of investments in the long term and their gradual appreciation based on active administration and development.

We pay out regular dividends above the level of usual appreciation of investments in the form of the purchase of stock four times a year.

At the same time, we pay attention to suitable diversification against existing and potential risks. We are a Czech fully licensed investment company with variable capital (SICAV). We work under the supervision of the Czech National Bank and the depository bank. Owing to all these factors above, we offer the unusual appreciation of investment while ensuring the maximum safety of invested funds.

Arete history

2014
  • 6/2014- The establishment of the fund ARETE INVEST, investiční fond s proměnným základním kapitálem, a.s.
  • 8/2014- The investment fund obtained a license from the Czech National Bank
  • 12/2014- with the approval of the Czech National Bank, ARETE INVEST creates the company´s first sub-fund – ARETE INVEST CEE (as one of the very first ones within the structure of the new legal regulations of SICAV within the territory of the Czech Republic)
2015
  • 1/2015- The purchase of a residential portfolio for the sub-fund ARETE INVEST CEE with a size of about 300 housing units, opening the active administration of assets and their continuous appreciation
  • 1/2015- Procuring financing the a sub-fund by a bank (the first company financed within the territory of the Czech Republic owned by an investment sub-fund in the structure of SICAV; in cooperation with the Raiffeisenbank Group)
2016
  • 3/2016- with the approval of the Czech National Bank, ARETE INVEST establishes already the second investment sub-fund ARETE INVEST CEE II
  • 4/2016- The purchase of the first three companies owning industrial real estate within the territory of the Czech Republic (Uherské Hradiště, 2x Lovosice) for this second sub-fund
  • 4/2016- The first financed company owned by the investment fund in the structure of SICAV within the UniCredit Bank Group within the territory of the Czech Republic
  • 7/2016- The purchase of two more companies owning industrial real estate within the territory of the Czech Republic (Písek) for the portfolio of ARETE INVEST CEE II
  • 10/2016- The successful sale of the residential portfolio owned by the first sub-fund ARETE INVEST CEE to an investment fund with a foreign banking structure
  • 11/2016- ARETE INVEST entered the Alternative Investment Management Association in London as a second Czech member: www.aima.org
2017
  • 1/2017- ARETE INVEST CEE II proactively launches its business in Slovakia, investment in the purchase of a company owning industrial premises in Žilina
  • 4/2017- The purchase of two companies that own AAA-class premises in Slovakia (Nové Mesto nad Váhom)
  • 5/2017- We are one of the first within the territory of the Czech Republic to successfully start closing the economic and legal issues of the ARETE INVEST CEE sub-fund (while achieving the appreciation of invested funds in excess of100 % p.a. for the period of 26 months of the active portfolio administration of the sub-fund ARETE INVEST CEE)
  • 06/2017- ARETE INVEST received Special award for innovation and transparency on Czech investment market from associaton Czech Top 100 tracking the most significant and successful companies in Czech republic every year

Lubor has 14 years of top management experience in real estate, and corporate acquisitions in the Czech financial and regulatory environment. He is well known in the industry and has wide-ranging contacts with developers, banks and real estate trade agencies.

Robert Ides
Founder / Member of Administrative Board

Robert has a management consulting background that focused on complex M&A and strategic projects in cross-border environments. He was exposed to and drove numerous value enhancing initiatives for multinational financial companies over the last 10 years.

Tomáš Novotný

Tomas has over 12 years of real estate experience with a focus on logistics and industrial segments; having worked previously at reputed powerhouses such as P3 Logistics Parks and CTP Invest across the CEE region. His core expertise includes both asset management and development of portfolios valued at over EUR 2.5 billion covering over 3 million sqm.

Karel Bartes
Member of Investment Committee

Karel’s core competencies and skills include strategic business analysis and planning, CRM and project management. His 10 years of regional real estate experience covers construction suppliers, development, private and institutional investors, qualified investors funds  and stock exchange listed real estate funds.

Sam Shergill
Member of Administrative Board

Sam Shergill is a Business Consultant & Entrepreneur with 20 years of experience in Media & Marketing with leading multinational companies in Asia, U.S. & Europe. He also cofounded one of Asia’s largest Cable TV entertainment channels in a JV with SONY Pictures Entertainment. Sam holds an MS Degree in Mass Communications (Syracuse University, New York) and an MBA (University of Poona, India)
